We signed all of our closing documents for the sale of the old house on Wednesday night and were told that the buyer was closing as scheduled on Friday. This morning I get a call from our agent who tells me the buyers are not signing till tomorrow and they were wondering if they could have early possession to start painting. We decided that this was probably a bad idea since we still own the house and would still be liable if anything were to happen. Plus didnt want them to be finding things wrong and then refuse to sign for any reason.
This could be where we earned the bad Karma...
Ten minutes later my realtor calls to tell us that the buyers mortgage package is not ready and that Howard Hanna mortgage wnts to contact the person who put the roof on our garage to see if they are insured and if they would certify the job. Naturally before we had the work done (more than a month ago) no one said the work had to be done by a certified roofer so we had a friend of a friend do it for cheap. So... NO certification. Keep in mind that everyday that this deal goes past the original close date, per diem fees are coming out of my already miniscule profits. Now I may have to get someone to go out there and certify the damn roof. then send it to Howard Hanna mortgage and hope that they don't come up with any other reasons to stall. I totally blame the buyers agent who could have specified this certified roofer on her original repair request sheet in MAY!!! and who has had copies of receipts for all the work for weeks now. It is absolutely rediculous the the mortgage company would come up with this stupid request the day of closing when the work has been done for months.
I really just want this whole thing to be over. what's next???
